They promised to make calls. I arranged the viewing I wanted myself.
Before I paid, Maryna described the process: I select apartments, the agents call and arrange viewings.
On 7 September, I found an apartment in Jeżyce myself and immediately sent the agents the link. I liked it. At our meeting the next day, I specifically asked to view it as soon as possible.
I never received confirmation of a call or a message about this listing on 8 September. On 9 September, I contacted the apartment's representative myself and arranged a viewing for that same day in about an hour. I went and viewed it myself.
I found the listing. I asked to speed up the viewing. And I ended up arranging it myself — about an hour after making contact on my own. The agents did not arrange this viewing. No matter how many times I asked, I never received confirmation of a call on 8 September. “Yesterday we were viewing another apartment” — so what? I paid for help with the search, yet I was the one who got this listing through to a viewing.
I also had to check the listings myself.
The viewing on 4 September had already been arranged. After checking the location, I asked to cancel it myself: the journey took around 40 minutes by public transport with changes, whereas my requirement was 15–20 minutes to the centre by tram. I was the one who ruled out an unsuitable location. I also spotted the citizenship requirement in another listing myself; when I asked about two different prices, I got: “We'll clarify it on site”.
I did go to a different viewing, on Jasielska on 8 September: I checked the address late and did not cancel — that was my mistake. But despite travelling from the centre for about 40 minutes, I arrived on time. Oksana arrived around half an hour late, explaining that she had been held up by traffic. Why could the client plan the journey, but the agent couldn't? What makes this delay “justified”?
First: “we'll refund the advance payment”. Then: “I can choose not to refund it”.
During the discussion about ending our work together, the wording about refunding the advance payment changed. Here is what Maryna wrote on 9 and 10 September.
First the messages said “we'll refund it”, then “I can choose not to refund it”. That change of wording did nothing to increase my trust in the agency.
The addendum arrived. My objection remained.
They said they would send the document on 10 September; judging by Maryna's reply, they started filling it in on the morning of the 11th. The addendum contained an acknowledgement that the search had been carried out according to my requirements. That was precisely what I disagreed with.
Both versions still contained the acknowledgement that the search had been carried out according to my requirements. I explained why I disagreed with it. The response was: “Are you going to sign?” Instead of correcting the disputed clause, they asked me to sign the document again.
Specific questions met with “read the contract”.
On 10 September, I set out my complaints in detail: the quality of the selection, when the agents contacted the selected apartments, the late arrival, and the lack of confirmation of a call. At 08:12 I wrote: “I am not claiming that you did absolutely nothing.” At 09:07 Maryna replied: “Therefore, I disagree with the claim that the service was not provided.” She is arguing against a claim that my complaint does not make.
I asked for an answer to at least one specific message. Instead of an explanation, I got “Please read the contract”. And “I would not like to continue arguing about each individual property” came even though I had still not received substantive answers to those questions.
“Read the contract” does not explain when they called about the selected apartment. Later, while discussing the review, came “We're decent workers”. I heard their self-assessment. Confirmation of a call on 8 September — I never received.
The public reply again says “work was being done”.
After my Google Maps review Maryna posted a reply. Again, she lists the actions taken, the three viewings and the difficult market. I had already acknowledged the three viewings in our messages. But the reply does not clarify when they called about the apartment I selected.

Yes. That does not explain why I had to arrange the viewing myself for the apartment I had found and specifically asked to see as soon as possible.
There is strong competition in the market
When exactly did they call about this listing, and what was the response? Explaining the general market situation does not answer my question about a call on 8 September.
Several listings need to be pursued at the same time
Exactly. That is why Oksana's reply, “Yesterday we were viewing another apartment”, does not explain what was happening with the other selected options.
The refund depends on the contract and the work performed
In the messages, Maryna first wrote “we'll refund the advance payment”, then “under the contract I can choose not to refund it”. I have shown this change of wording above: it did nothing to increase my trust in the agency.
“Work was being done” — I had already acknowledged that without a public reply. I asked why, despite paying for help, I was searching, double-checking and arranging the viewing I wanted myself. A list of completed actions does not explain that.

Nikolai, thank you for setting out your position in detail. However, your review presents the situation from only one side and, in my view, may give readers a misleading impression of how our work proceeded.
You yourself confirm that we arranged 3 apartment viewings during our cooperation. In addition, we searched for options, contacted owners and agents, checked listings, worked on agreeing terms and arranged viewings.
It is also important to take account of the actual rental market situation in Poznań in August–September, one of the busiest times of the year. Good apartments at reasonable prices can disappear from the market very quickly, and competition among prospective tenants is very strong. It is therefore impossible to guarantee a client that every selected apartment will still be available at the time of a viewing or that suitable accommodation can be reserved quickly. That is precisely why several listings need to be pursued at the same time, rather than waiting for one particular property.
Your example of the apartment in Jeżyce is also telling. You found the listing yourself on 7 September and passed it to us. The very next day, you were informed that messages had been sent about your selected options and that we were waiting for replies. On 9 September, you contacted the representative of one of the apartments yourself and arranged a viewing. That did indeed happen. But it does not follow that the agency as a whole was not doing any work, especially given that we arranged other viewings.
The review also mentions an instance in which an apartment supposedly “was not being rented through an agency”, yet you managed to arrange a viewing by contacting its representative directly. This merely shows that owners have different rules for working with agencies and that the situation with a particular listing can change.
As for the 300 zł, it is also important to distinguish ending our cooperation from payment for work already performed. We did discuss terminating the contract and refunding the advance payment. However, the final assessment of the parties' financial obligations must be based on the terms of the signed contract and the work actually performed, rather than individual messages taken out of context.
I do not dispute your right to be dissatisfied with the result or to expect a different way of working from an agent. However, dissatisfaction with the outcome of the search does not mean that no service was provided.
It matters to me that potential clients reading reviews see the full picture: work on your request was being done, listings were provided, communication took place, and three viewings were arranged by the agency. At the same time, finding an apartment during a period of exceptionally strong competition objectively cannot be guaranteed to be quick and does not depend solely on the agent's actions.

I do not recommend using Maryna Buhuk's services to help you find an apartment.
In my case, after paying, I had to search, check, remind and press for specific answers myself. When I took matters into my own hands with the apartment I was interested in, I arranged a viewing for the same day.
If you are hiring an estate agent to save time and delegate the arrangements, consider this experience before paying. Working with them added another task for me: supervising the people I had paid to help me.
